Terms and Conditions
Cancellation Policy:
- Full refund available for cancellations made at least 14 days before the check-in date.
- No refund for cancellations made less than 14 days before check-in.
Check-in and Check-out:
- Check-in: From 2pm.
- Check-out: By 10:00 am.
- Late check-out is possible but will incur additional charges.
Booking Confirmation:
- Your booking is confirmed only after full payment is received.
Over 18s Only:
- Ross House is exclusively for guests aged 18 and over.
- Bookings for guests under the age of 18 will not be accepted.
Zero-Tolerance Policy for Drugs:
- Ross House has a strict zero-tolerance policy for illegal drugs. Guests found in breach of this policy will be asked to leave immediately, with no refund provided.
Smoking:
- Smoking is strictly prohibited inside the property. A designated smoking area is available outdoors in the back garden, where ashtrays are provided.
Damages and Liability:
- Guests are responsible for any damages caused to the property or its contents during their stay.
- Costs for damages will be charged to the guest accordingly.
Respect for Neighbours:
- Please keep noise to a minimum, especially during quiet hours: 10:00pm to 7:00am.
Pets:
- Pets are not allowed at Ross House.
Force Majeure:
- Ross House is not liable for cancellations or disruptions caused by circumstances beyond our control (e.g., extreme weather, power outages).
